Pre-mailing Facts:
- From May 2003 to April 2008 (prior to the arrival of our 1,290 "free" invitation letters), the chart shows that the average pass rate was 43%.
- For five years (from May 2003 to April 2008), Lumbleau schools concentrated totally on teaching broker exam-passing courses. Because of this we taught less than 2% of all sales/agent applicants.
Why? We did this because the Department of Real Estate, starting in January 2004 allowed sales/agents to apply to take their state exam immediately before taking a "Principles" course. Thus they could take a state exam in 3-4 weeks.
The Lumbleau school takes 4-5 weeks to train a person to not only pass a state exam but to understand the material, be motivated and sales trained to successfully begin a career. We refused to lower our educational standards to a weekend crash course.
The Department of Real Estate's October 2007 pre-agent exam law made the difference. It mandated that three college equivalent courses be taken before a sales/agent application to take a state exam could be made. This 7.5 week period opened to door to allow our course to be taken at the same time the three college courses were taken. This gave plenty of time for our 33 hours of video and 2,800-question database to be studied.
Post-mailing Facts (following our 2 week mailing):
- In April 2008, when our 1,290 invitations arrived, it was too late for everyone to take advantage of the offer and they either postponed the exam or took it and failed. With over 33 hours of video education it takes 5-6 weeks to seriously study our course.
- Following the delay of taking and failing then a 3-4 week study of the Lumbleau agent exam passing course, the pass rate in June and July 2008 when Lumbleau was teaching 40% of all applicants skyrocketed from 43% to 64% in June, 63% in July and 55% in August.
43% of all applicants would have passed without us.
40+% of all applicants (21% June, 20% July, 11% August) passed only because of us.
Here is how we accomplish our passing rate that is unmatched by any other school:
FIRST - LUMBLEAU'S DATABASE OF D.R.E EXPLAINED QUESTIONS This is the first secret of our success! In Nov. 1999, when D.R.E. converted to a computer controlled state exam, Lumbleau schools had 5,200 debriefed, almost exact state questions.
How? -- For over 40 years, two to three times per week, we had two staff members meet our students in the State building cafeteria after the morning session and also after the afternoon session. This way, they immediately discovered any new subject introduced by D.R.E. into their examinations. They also taught classes in one of our 37 locations.
Each question took an average of interrogating ten students to obtain an exact question. Once obtained, our instructors researched the question then added a complete explanation as to why one answer was correct and often why the three distracters were wrong.
They then added the question to one of our practice exams. Salesperson questions were separated from broker questions. We used this method of teaching with live lectures for over 50 years. By 1999, we had over 5,200 questions. In 2000 and 2001, to teach to pass DRE'S computer created exams:- We digitally computer created our physical "Principles" textbook.
- We scanned and digitally created a computer reproduction of each question and explanation.
- Using our now computerized textbook, we searched each question's key phrase and found the paragraphing that explained the question. If it was not fully explained, we added the necessary wording. If we could not find it at all, we added the necessary paragraphs. By numbering every paragraph in each of the 14 textbook chapters, we referenced each question to its paragraph.
- We then combined the questions to their attached paragraph. We then created 14 separate videos to explain each chapter's paragraphs in relation to the questions on that subject.
Out of 5,200 questions, we eliminated over 750 math questions keeping only those most often used. We also eliminated close duplications and antiquated questions. The result? We had 2,200 unique agent current questions and 600 unique current broker questions.
 | In May 2008, as you can see by the graph, D.R.E. created a sudden one month massive drop in the pass rate for both broker and agent; from 58% to 44% for agents and from 53% to 24% for brokers.
DRE did this by combining the databases of both broker and agent questions. They also added about 200 new broker questions. We immediately did the same. We combined the databases and created one new method of teaching to pass any state exam. We then debriefed the new broker questions.
We now have 2,800 agent questions and including all new debriefed questions, over 3,200 broker questions. Our debriefings indicate that D.R.E rarely places new questions in the agent exams. |
| SECOND - THE LUMBLEAU METHOD - SATURATION EXAM PASSING This is the second secret of our success. Not only do we have the only organized by subject, totally explained, largest database of currently used state questions, we also have a $250,000 interactive Internet software method of first testing, and then teaching every question one at a time. You Take 2 Video lectures per week for the first 6 weeks then one per week during weeks 7 & 8 --- The final two to three weeks are filled with 5 equivalent 150 question state exams and our update of any new questions.

During each of the 14 two hour video pre-license lectures using your "Excerpts" textbook to follow the teacher, you learn:

- Everything needed to pass your state exam while receiving Certificates of Completion" for three "College Equivalent" courses required by the Department of Real Estate.
- Immediately following each of the 14 video lectures you are tested on an average of 75 -100 questions in your "Educator" workbook.
- Following the workbook assignment you use our exclusive fourteen segment, 2,800 question internet interactive software to add additional questions while testing and retaining the information already understood.
- After the 14th lecture, while waiting for your state exam you then are examined using 150 question equivalent state exams while constantly improving your knowledge and retention until your exam date arrives.
